Research and be educated in the Current Market
It’s very important you search the market in the area you intend to buy before you go looking. Search on websites and any real estate advertising to see what current sold property prices are. This way you will be prepared, and you will know what areas you can afford to buy in.
Get your Finance in place
Before you start to look for a property make sure you are pre-approved by your bank, then you will know exactly how much you have to spend and you’ll be ready and able to make an offer when you find the right property.
Ask for the contract
If you are interested in a property you can ask the Agent to send you a copy of the contract. The contract will have a lot of information about the property, and you can always get your solicitor to look over it for you.
Building and Pest Inspections
Make sure you get a building and pest inspection of the property you want to buy before you pay the deposit and exchange contracts. If there is a problem with either or both reports, you can pull out of the purchase.
Decide on a solicitor / conveyancer
Most Agents will have a list of local solicitors and conveyancers for you to choose from, and it is totally your choice who you use. However, it’s always a good idea to call around for quotes on conveyancing.
